1. Acceptance of Terms

By accessing or using Groningen Living ("the Platform"), you agree to be bound by these Terms of Service. If you disagree with any part of the terms, you may not access the Platform.

2. Platform Nature

Groningen Living acts exclusively as an intermediary platform connecting prospective tenants (Students) with accommodation providers (Landlords).

Important Disclaimer: We are NOT a real estate agency, landlord, or party to any rental agreement. The actual lease contract is strictly between the Student and the Landlord. We assume no liability for the condition of properties or the conduct of users.

3. User Responsibilities

3.1 For Landlords

You warrant that you are the legal owner or authorized manager of the listed property.
You agree to provide accurate, truthful information about the property.
You agree not to discriminate against tenants based on race, religion, gender, or nationality.
You agree to undergo our Identity Verification process (Manual ID Check for private landlords; KVK Check for agencies).

3.2 For Students

You agree to provide accurate information in your profile and applications.
You agree not to spam landlords or use the platform for commercial solicitation.
You acknowledge that "Verified" badges reduce risk but do not guarantee safety. Scammers can be sophisticated. Always exercise standard due diligence (e.g., view the room in person or via video call) before transferring any money.

4. Fees and Payments

The Platform is currently free for Students and Landlords to join and use. We do not handle rental payments, deposits, or contracts directly on the Platform. Any financial transaction occurs outside of Groningen Living.

5. Advertising (Google Ads)

To keep our platform free, we may display advertisements provided by third parties, such as Google Ads. These ads may use cookies to provide personalized content. You acknowledge and agree to the presence of these advertisements.

6. Prohibited Activities

Users may not:

Create fake listings or profiles.
Attempt to bypass security features or scrape data.
Harass, threaten, or defraud other users.
Post content that is illegal, offensive, or misleading.

We reserve the right to suspend or terminate accounts that violate these terms without prior notice.

7. Limitation of Liability

To the maximum extent permitted by Dutch law, Groningen Living shall not be liable for any direct, indirect, incidental, special, or consequential damages resulting from your use of the service, including but not limited to damages for loss of profits, data, or housing disputes.

8. Governing Law

These Terms shall be governed by and defined following the laws of The Netherlands. Any disputes related to these terms will be subject to the exclusive jurisdiction of the courts in Groningen.
